Enabling Developments can support your Clients in added value development projects...

WELCOME TO DEVELOPMENT SEEKERS

Do you own land or buildings that are developable? If so, then we can assist you.

We are a 30 year old firm of TOWN PLANNERS operating under the name ENABLING PROJECTS. We look at land and buildings, assess development potential, advise you on how to progress a planning application and set out the best possible way to achieve a project of good added value – if we agree to partner with you, this may be at no cost to you.

So, if you are looking for planning support to progress your development ideas, then we hope that you will read on.

DEVELOPMENT SEEKERS is a successful internet site generation business, which started in 2004, with our main business being called ENABLING PROJECTS (TOWN PLANNERS). We are not a firm of estate agents or architects, or a property developer - we are Town Planners: the people who have the skills to get the best possible planning permission for any project. You can see TRACK RECORD for examples of our work. Also, see ABOUT US for more information.

We do hope that you will read on and CONTACT US if you require any further information. You can use THE CONTACT FORM to pass details of your land/buildings onto us. We look forward to hearing from you.

IS YOUR HOME/LAND DEVELOPABLE?

    • Would you like to increase the value of your home, land or buildings?

    • Do you live in a house on a large site that is too big for you?

    • Might the site be re-developed, partially or all of it?

    • Would you like to know what is the best route to getting planning permission?

    • Might your neighbours become involved, thus making a larger site?

If you can answer ‘Yes’ to one or more of these questions then the DEVELOPMENT SEEKERS service might be able to assist you.
BUILDABILITY & VIABILITY

ENABLING PROJECTS has witnessed projects with planning permission that have stalled because they are too expensive to build and/or lack a reasonable element of development profit.

With our mix of planning and development skills we avoid such situations. It is our job from the start to ensure the ‘buildability’ and viability of the Project, thus ensuring that the development can ultimately be sold on to a property developer and your project successfully realised.

WORKING IN PARTNERSHIP

The essential point of our approach is to work in partnership with the land owner. As your partner, the project is structured so that we have the same planning and value objectives. Our role is to get the optimum development capacity from the site, thus getting the highest possible value for the landowner.

THE NEXT STEPS

Please go through the Checklist set out below. This ensures that you have a fairly good idea that your home/land has some sort of development potential before you approach us. You then submit your site to us.

We will then look at the situation without any obligation to you whatsoever. We will assess planning policy and look at the site’s development potential. If a project is possible we will then come back to you with a PARTNERSHIP PROPOSAL.

If that proposal is acceptable to you we will then set out the next steps for a redevelopment project, which will involve a planning application at no cost to you.

You will be kept informed at all stages and will be comforted by our open, friendly and transparent approach. We will work closely with you to achieve planning permission for your site, at all times explaining the sequence that must be gone through to make the project successful.

WORKING WITH YOU - THE INITIAL CHECKLIST

If you feel that your land or buildings have development potential, you will need to submit your details to us. We have a special CONTACT FORM to do this. The form will give us your details on a confidential basis and ask some questions about your land.

BUT BEFORE YOU CONTACT US YOU MUST FIRST GO THROUGH A SHORT CHECKLIST SO THAT WE ARE SURE THAT YOUR LAND HAS A CHANCE OF BEING DEVELOPED. THIS INVOLVES SOME INITIAL INFORMATION PROVISION BY YOU...

PLEASE GO THROUGH THE CHECKLIST AND THEN SUBMIT YOUR DETAILS.

The Checklist is as follows:

CHECK 1: You must NOT, please, be dealing with a property developer.

CHECK 2: The land/buildings must be WITHOUT a current planning permission or possibly with an old consent,

CHECK 3: The land in question should preferably be within an URBAN AREA (city, town or within village boundary) and/or should be previously developed land.

CHECK 4: The site should be of a GOOD SIZE and have clear potential for redevelopment (i.e. not too small and should within or close to an existing residential area).

CHECK 5: Please ensure that there is good car and pedestrian access - enough room to the side of the house to get a new roadway through, for instance.

CHECK 6: If you feel that your NEIGHBOURS might become involved, please speak to them first before approaching us. We can then arrange to meet you all.

CHECK 7: Please note that we will  NOT look at Green Belt situations EXCEPT if the site is classified as previously developed land. You will need to help us at the first stage to check whether it is Green Belt, as defined by the Planning Department.

CHECK 8: The site/buildings should NOT be a listed building, unless it is in a highly dilapidated state. Also, a site within a conservation area may not be easy to redevelop with many dwellings. You should be aware of these designations BEFORE you approach us.

Please go through the list and when you are sure that some form of development is possible, then you can SUBMIT YOUR DETAILS via this Link..
